How to use this calculator

This maintenance charges calculator is meant to help small housing societies and self-managed apartment associations quickly estimate how much each flat should contribute for a given period and allocation model. Follow the steps below to set it up correctly for your society.

Step 1 — Choose your period
Select the period you want to calculate maintenance for (for example: one month, one quarter, or one year).
This calculator keeps both the annual amount and maintenance per period so you can communicate on whatever cadence your community expects.
Step 2 — Add your expenses
Add one line per expense (insurance, lift maintenance, electricity, water, gardening, security, corpus fund, etc.).
Include corpus fund contributions so your budget covers future major works instead of only immediate operating costs.
Step 3 — Select how each expense is allocated
Choose the allocation method that matches how your society works: equal per flat, based on flat area (sq ft), by ownership shares, or by custom weights.
