How do special assessments or one-time projects fit in?

This calculator focuses on your recurring annual budget (insurance, utilities, gardening, lift maintenance, etc.). For a large one-time project, add a temporary expense line for this year or run a separate calculation to see how much each flat needs to contribute to the assessment.

Can I calculate maintenance charges monthly vs. quarterly?

Yes. The annual maintenance budget stays the same regardless of payment frequency. To find the per-period amount, divide the annual total by 12 for monthly charges or by 4 for quarterly charges. Most housing societies collect monthly maintenance because it smooths cash flow, but the frequency depends on your society's bylaws and managing committee preferences.

Can I use this for apartment associations or co-ops, not just housing societies?

Yes. It works for any small apartment association that needs to split an annual budget between flats: housing societies, apartment associations, and some co-operative housing societies. The only requirement is that you either treat all flats equally or have a share/percentage/area for each flat.

How accurate do my numbers need to be?

You don't need a perfect budget to start. A simple estimate based on last year's maintenance bills plus a reasonable corpus fund contribution is already useful. You can refine the numbers later as you get a better view of your real costs.

How often should we revisit our maintenance charges and budget?

Most small housing societies review their budget at least once a year, usually before the Annual General Meeting (AGM). If your costs are changing quickly (insurance, utilities, repairs), it can be helpful to run this calculator more often to see whether your maintenance charges still make sense.
