What it does

This calculator splits your annual budget across flats. You get maintenance per period (monthly, quarterly, yearly) for each flat owner.

Payment frequency

This calculator focuses on your recurring annual budget (insurance, utilities, gardening, lift maintenance, etc.). For a large one-time project, add a temporary expense line for this year or run a separate calculation to see how much each flat needs to contribute to the assessment.

Yes. Set the payment frequency to monthly, quarterly, or yearly and the maintenance per period will update automatically. The export keeps both the annual maintenance and the per-period amount so you can communicate charges on whichever cadence your society uses.

Yes. It works for any small apartment association that needs to split an annual budget between flats: housing societies, apartment associations, and some co-operative housing societies. The only requirement is that you either treat all flats equally or have a share/percentage/area for each flat.

You don't need a perfect budget to start. A simple estimate based on last year's maintenance bills plus a reasonable corpus fund contribution is already useful. You can refine the numbers later as you get a better view of your real costs.

Most small housing societies review their budget at least once a year, usually before the Annual General Meeting (AGM). If your costs are changing quickly (insurance, utilities, repairs), it can be helpful to run this calculator more often to see whether your maintenance charges still make sense.
